World's First Net Zero Energy Highrise Modular Apartment Building

Proprietary building technology created by Sustainable Living Innovations (SLI) has global opportunities

Work has begun installing the high-performance building panels that form the 15-storey modular apartment building under construction in Seattle’s Belltown neighbourhood.

It’s called 303 Battery, and if it meets its manufacturers claims, it may well establish a new direction in highrise apartments.

SLI is a Washington based building technology and product development company that has aspirations to disrupt the entire building process by reimagining how buildings are designed, built, and operated.

They’ve produced technology-enabled finished buildings that claim to exceed the world’s most stringent sustainability standards and also address the affordable housing crisis.

Their modular apartment buildings are built using proprietary, high-performance building panels complete with integrated mechanical, electrical, plumbing, fire safety and network systems infrastructure.

“This is an important milestone for sustainability, for our company, our employees, our investors and so many others who have supported us,” said Arlan Collins, CEO of SLI. “The manufacture and installation of panels is the culmination of many hard years of effort.”

303 Battery will be the world’s first multifamily tower to meet the stringent net zero energy requirements set by the International Living Future Institute’s Living Building Challenge program. Features include solar on the modular apartment building’s roof, exterior walls and balconies in each unit, greywater and waste heat recovery systems, ultra-efficient hydronic heating and cooling systems, regenerative elevator motors, distributed DC power systems, and SLI’s advanced network systems and data management platform to ensure optimal building operations.

With 303 Battery’s sub-basement and foundation complete, the modular apartment building’s (approximately) 900 panels that were manufactured in SLI’s Tacoma facility are being assembled on site. Ten primary panel types will be used in the construction of 303 Battery, with panels for walls, floors and ceilings of each room – living room, kitchen, bedroom, bathroom — and specialised elevator panels.

When complete in June 2022, 27 of the 112 total apartments will be designated as affordable.
